Helpful Information for a Quote

What Determines Scope, Fee & Timing

Fees and timing vary with property type, number of properties or parcels, location, access, complexity, effective date, available records, intended users, and report requirements. We review these details before confirming the assignment.

Working With Attorneys, Mediators & Parties

With client authorization, relevant assignment details can be coordinated with attorneys, mediators, or other intended users. The appraisal provides an independent opinion of real property value; it does not provide legal advice or determine how property should be divided.

Documents & Effective Date

Depending on the property and assignment, helpful records may include deeds, plats, surveys, leases, rent information, prior reports, renovation details, court or settlement documents identifying the requested effective date, and other property-specific information. Available documents are reviewed as part of defining scope.

Regional Appraisal Coverage

Our core service area includes the City of Martinsville; Henry, Patrick, Franklin, and Pittsylvania counties; the City of Danville; Rockingham County; Eden; Reidsville; Summerfield; and selected portions of Guilford County. Assignments outside the core area may be considered based on property type and scope.
